Can Porxas is one of those unique properties that embodies the Catalan industrial heritage along the banks of the Fluvià River. Since its origins prior to 1750, it has housed a paper mill, a cotton mill, a gunpowder production facility during the Civil War, and finally, another paper mill until its eventual closure.
The complex is primarily distributed across two large buildings separated by a central courtyard, with adjoining outbuildings. The building facing the river houses two residential units one with 139 m of usable space and the other with 106 m as well as multi-purpose rooms and an open-plan attic space of 210 m .
The 139 m residence, fully renovated in 1992, is in excellent condition and move-in ready. It features three spacious bedrooms (each over 12 m ), a study, a living-dining room with terrace access, a kitchen, and a very large bathroom. It boasts large double-glazed windows with shutters, a fireplace, and underfloor heating all laid out on a single level.
The second residence, spanning 106 m of usable space across two floors, includes a large kitchen, living-dining room, study, enclosed sunroom overlooking the river, a bathroom, and four bedrooms on the upper floor. It requires some updating, as it was built in the 1960s.
The roof of this building was partially renovated using concrete beams, though an original section with wooden trusses remains. Zoning regulations allow for the creation of a third residential unit if desired.
The second large building housed the factory. The property is laid out over two open-plan floors of approximately 420 m each; the building has an elongated shape, large windows, and abundant natural light. The roof requires renovation though the original trusses could be preserved to maintain the building's character and structural reinforcement work is needed.
On the other side of the Camí Ral stands a small, 53 m pumping station currently empty and disused which includes its own independent garden area.
The landscaped plot covers a total of 5,150 m and is situated between the river and the forest; a notable feature is the old 35-meter-high chimney.
The property has mains utility connections, an abundant water supply, easy access, and good connections to Olot.

Can Porxas és un d'aquells espais únics, que representa el passat industrial català de la llera del Riu Fluvià. Des dels seus inicis, anteriors a l'any 1750, ha allotjat una fàbrica de paper, posteriorment de cotó, de producció de pólvora durant la guerra civil, i finalment de nou molí paperer fins al seu tancament.
El conjunt es distribueix principalment en dos grans edificis separats per una plaça central, amb coberts annexos. L'edifici amb vistes al riu allotja dos habitatges, un de 139 m2 útils i l'altre de 106 m2, a més de sales polivalents i una planta sota coberta diàfana de 210 m2.
L'habitatge de 139m2, reformat integralment l'any 1992, es troba en molt bon estat i llest per entrar a viure. Es distribueix en 3 habitacions àmplies (>12 m2), un despatx, sala-menjador amb accés a terrassa, cuina i lavabo molt ampli. Disposa de grans finestrals amb doble vidre i porticons, llar de foc i calefacció per terra radiant. Tot en una sola planta.
El segon habitatge, de 106 m2 útils en dues plantes, disposa de cuina gran, sala-menjador, despatx, galeria tancada amb vistes al riu, lavabo i quatre habitacions en planta superior. Requereix algunes actualitzacions, ja que es va edificar als anys 60.
La coberta d'aquest edifici es va reformar parcialment amb biga de formigó, i encara queda una part original amb encavallades de fusta. El planejament urbanístic permet fer un tercer habitatge en cas de necessitat.
El segon gran edifici allotjava la fàbrica. Es distribueix en dues plantes diàfanes de 420 m2 aproximadament, de planta allargada, amb grans finestrals i molta llum. L'edificació requereix reforma en coberta, on es poden conservar si es vol les encavallades per mantenir el caràcter original, i necessita actuació de consolidació estructural.
A l'altre costat del Camí Ral trobem una petita estació de bombeig, avui buida i en desús, de 53 m2 amb espai de jardí independent.
La parcel·la enjardinada ocupa un total de 5.150 m2, entre el riu i el bosc, on destaca l'antiga xemeneia de 35 metres d'alçada.
Disposa de subministraments de xarxa, deu d'aigua abundant, fàcil accés i bona connexió amb Olot.
