As a business, we do a study of the needs to be covered in order to be economically viable, and we don't obsess about growing or maximizing profits.<\/strong> Therefore, we are not in a hurry, and we are dedicated to taking the utmost care of each process and offering a natural, close and transparent treatment, because we have verified that it helps all parties to better manage these often stressful change processes.<\/span><\/p>\n\n\n

<\/path><\/path><\/svg><\/span>Let everything be clear<\/strong><\/span><\/h3>\n\n\n\n

We try to take maximum care of the drafting of documents<\/strong>, using accessible and inclusive language, so that the people involved in the process know at all times what is happening and what they are committed to. We do not pressure and make sure that everything is clear before signing anything.<\/p>\n\n<\/div><\/div>\n\n

<\/path><\/path><\/svg><\/span>Individualised management<\/strong><\/span><\/h3>\n\n\n\n

To make this possible, we work on an exclusive basis, that is, when someone commits to us to manage their home, other agencies cannot manage it simultaneously. This allows us to invest more time and resources in each process, reducing noise and stress, and knowing that if we do the job well we will also enjoy the rewards. In addition, it usually translates into shorter sales times and more customer satisfaction.<\/p>\n\n<\/div><\/div>\n\n

<\/path><\/path><\/svg><\/span>So, do you charge commissions?<\/strong><\/span><\/h3>\n\n\n\n

We have reviewed this aspect in depth, assessing whether to charge a fixed amount, count the investment of hours, or apply the well-known commissions. We have contrasted related projects and other more traditional ones. Finally, we have decided to apply a commission per sale<\/strong>, which is usually between 3% and 5%<\/strong> (within the sector it is usually between 3% and 8%). This helps us to achieve the feasibility objectives and to sustain the activist line of reactivating closed housing.<\/p>\n\n<\/div><\/div>\n\n

If you have signed an exclusive agreement with us and the buyer arrives through you, we will deduct 25% of our fees.<\/p>\n\n<\/div><\/div>\n\n

Whenever possible, we prioritise buyers who want to live in the countryside all year round<\/strong>, or propose projects with a positive impact on the territory.<\/strong><\/p>\n\n\n\n

After all, it is what keeps the villages alive.<\/p>\n\n\n\n

Second homes continue to be a valid option, as long as they are in balance with other ways of living in rural environments, and the vitality of the villages is put at the centre.<\/p>\n\n<\/div><\/div>\n\n

<\/path><\/path><\/svg><\/span>Recovery of a home in disuse or in a ruinous state<\/strong><\/strong><\/strong><\/strong><\/span><\/h3>\n\n\n\n

One of the lines of action of Hogar Rural is the reactivation of closed and disused housing<\/strong>, a circumstance unfortunately very present in the rural world.<\/p>\n\n\n\n

These processes are slow and usually begin with an active investigation into the ownership of gated properties<\/strong>, and rarely from the initiative of the owner party. They can be extended for many months, and give rise to possible profits, sales, or simply remain in the same situation of initial blockage.<\/p>\n\n\n\n

You should know that these processes take a lot of work and are not sustainable in economic terms for Llar Rural<\/strong>, but rather provide the moral reward of knowing that we are doing a necessary task.
